Common irrigation problems

What can we
help diagnose?

A symptom does not always identify the cause. We inspect the relevant parts of the system before recommending work for a specific property.

01

Leaks & water use

Leaking irrigation lines and fittings, irrigation-related unexplained water use, pooling, runoff, and other visible signs of unnecessary water waste.

02

Valves & zones

Leaking, stuck, or non-working valves and zones that will not turn on, will not shut off, or operate inconsistently.

03

Sprinkler heads

Broken, clogged, tilted, sunken, or obstructed sprinkler heads—including heads that do not pop up or spray in the wrong direction.

04

Coverage & pressure

Dry areas, uneven coverage, overspray, low-pressure or poor-flow concerns, misting, and areas receiving too much or too little water.

05

Controllers & timers

Controller and timer problems, incorrect watering days or start times, unsuitable zone run times, and programming that contributes to dry areas or overwatering.

06

Accessible drip areas

Visible drip-system breaks, disconnections, clogs, or excessive flow where the concern falls within our approved residential service scope.

Frequently asked questions

Helpful context.
No guesswork.

These are common possibilities—not a diagnosis for a specific property.

Why will one irrigation zone not turn on?+

Possible causes include a controller setting, wiring concern, valve problem, flow or pressure issue, or a component that is not operating correctly. The cause should be confirmed by testing the relevant parts of the system.

Why does a sprinkler valve keep leaking?+

A valve may have debris, worn internal parts, a damaged diaphragm, a fitting or pipe leak, or another operating problem. Because several issues can look similar, the property needs to be inspected before recommending a repair.

Why are sprinkler heads not popping up?+

Common possibilities include low pressure, restricted flow, a leak, clogged components, damaged heads, or too many demands on the zone. Testing the zone helps separate a head problem from a larger system concern.

Can controller settings cause dry areas or overwatering?+

Yes. Watering days, start times, zone run times, seasonal conditions, plant needs, and sun exposure can all affect results. Controller settings are one part of the diagnosis; coverage or hardware problems may also contribute.

What information should I send when requesting service?+

Text your property address or neighborhood, a brief description of the concern, a photo of the controller, the number of zones if known, and photos or video showing the problem.

When is a Whole-System Checkup a better starting point?+

Choose a Checkup when you are unsure about the condition of the entire system, have several unexplained symptoms, or want every accessible zone reviewed. If you already know what is broken, request repair or diagnostic service instead.
